Nature Driven Housing
Located on a 22-acre lot, The Clara embraces the surrounding natural landscape, which includes a small lake, wetlands, and access to the Boise River. The City of Eagle has experienced significant commercial development in recent years, which has required an increase in housing typologies to promote further growth. This project offers various housing options and multiple amenity spaces, catering to individuals and families seeking a community-oriented housing option.

Encouraging Community Building
The project maximizes communal outdoor spaces, orienting buildings in clusters around shared spaces.

Pedestrian-Focused Site Design
The site plan prioritizes the pedestrian experience, with building modules scaled and arranged to create paths to the development’s many amenities. To minimize the appearance of large parking lot expanses, parking spaces are broken up along the site’s perimeter, which allows the main pedestrian paths to be grouped along a central axis.

Luxury Amenities by the Lake
The central axis, or “amenity spine,” leads residents to the various luxury amenities on site. Nestled on the shores of a 5-acre lake, the development’s resort-inspired amenities provide residents comfort and convenience beyond their apartments. The Clara boasts a community garden, several outdoor lounges with fire pits, outdoor grilling space, a beach, playground, bocci ball court, and an adjacent lake house.

Community Lake House
The lake house can be used for a range of activities, featuring a large community lounge, a fitness center, an outdoor pool, and connects to the beach and dock.
The Clara is one of my favorite Roundhouse projects and a great example of how we can create high-quality, affordable rental housing in emerging cities around the Mountain West.— Casey Lynch, CEO of Roundhouse
