Sustainability
Sustainability is at the heart of the Ninebark ethos. The all-electric community design minimizes its environmental footprint. Ninebark features 72 electric vehicle charging stations and rooftop solar panels on the Riverside Retreat that generate 100% of its energy needs. The property has over 6,300 square feet of open vegetated pollinator garden spaces and two beekeeper-managed beehives on-site to support regional biodiversity and nature-connected resident engagement opportunities. Ninebark boasts certifications, including Salmon-Safe, Fitwel, ILFI Net Zero Energy, and the National Wildlife Federation’s Garden for Wildlife, that collectively reflect the development’s commitment to environmentally friendly practices and dedication to reducing its carbon footprint.

Vibrant Waterfront Living
Ninebark raises the bar for residential living as a vibrant, nature-oriented, carefully designed new community along the waterfront of Washougal. The eight garden-style apartment buildings house 246 studio, one-, two-, and three-bedroom units that utilize high-quality, sustainable, and regionally sourced materials. Large windows in the units provide ample natural light and offer beautiful views of the sweeping landscape.


Riverside Retreat
The community clubhouse, the Riverside Retreat, provides various spaces for gathering, connecting, working, and more. The main lounge invites residents and guests to gather around the central fireplace or find focus in private seating areas. A fully equipped fitness center and a shared gear shed with outdoor equipment for residents’ use.

In Balance with Nature
Sustainability was a high priority for the project, with the development earning several certifications, including the Riverside Retreat clubhouse, which is ILFI Net Zero Energy certified. The building features a dramatic sloped roofline and an abundance of amenities.
Fostering Community Connections
Ninebark aims to attract residents seeking an escape to nature and a smaller, more welcoming community who do not want to sacrifice curated amenities such as local breweries, coffee shops, and restaurants. The Port of Camas-Washougal’s master plan for Parker’s Landing will further enrich the area with a public marina, restaurants, retail, and commercial spaces, making this a desirable waterfront destination.

Inspired by Views
Landscaped open spaces in the heart of the community and along the river’s edge provide residents with vibrant spaces to work, eat, play, exercise, and socialize.

A Community Rooted in Nature
Ninebark favors biophilic design and celebrates local and regional artists throughout the community.
Supporting Access to Housing
Killian Pacific chose to include Ninebark as part of a Voluntary Income Restricted Housing Program (VIRHP), with 24 units designated for affordable housing. These units are offered to households that make 80% or less of the Median Family Income (MFI), as defined by HUD, in the Vancouver-Portland metro area. The program also ensures that tenants’ monthly housing expenses will not exceed 30% of their monthly income. The 24 units are a mix of studio, one-, two-, and three-bedroom units located throughout the property. The spaces are not set; they will move around as tenants earn more money. This means tenants can stay in their homes rather than having to move to another unit when they are no longer in the program.
