Sustainability
Despite a strict budget, sustainable design strategies were not compromised in the design and construction of the project. Materials include FSC-certified wood, recycled content, low-VOC products, and fly ash concrete. Additionally, over 90% of construction debris was recycled.
Land Recognition
We have a responsibility to not only acknowledge but also elevate Native communities and their needs. This project sits in the area currently known as Portland, which encompasses the traditional village sites of the Multnomah, Wasco, Cowlitz, Kathlamet, Clackamas, Bands of Chinook, Tualatin Kalapuya, Molalla, and many other tribes who made their homes along the Columbia River.
Educating ourselves is an important action. We encourage you to explore the stories of these communities through Native-led resources like David G. Lewis, PhD’s The Quartux Journal and Leading with Tradition.

Urban Living
The 12.5 Townhouses are arranged in a U-shape, facing the street to the East and a private garden to the West. A central court provides access to private garages and increases natural light in each unit.


Activated Façade
Striking in its modern, clean expression, 12.5 is a white stucco volume punctuated by hardwood balconies that activate the façade with human activity and allow ample natural light to enhance living spaces.

Street Focus
The lively street-facing facade of the live/work dwellings enhances the pedestrian experience.
