Ninebark is a new residential community developed by Killian Pacific on nearly nine acres along the Columbia River waterfront in Southwest Washington. Ninebark raises the bar with a nature-oriented, carefully designed new riverfront community in Washougal.

Holst’s design weaves Ninebark’s nine buildings, public park, and open spaces into the surrounding natural environment. Eight apartment buildings house a mix of 246 one-, two-, or three- bedroom units using high quality, sustainable, regionally sourced materials.

The clubhouse’s main lounge invites residents and guests to gather around the central fireplace, find focus in private seating areas, enjoy a fully equipped fitness center, and connect to the river. The fully equipped fitness center with river views is located near walking trails and the boat ramps, and a shared gear shed provides outdoor equipment such as kayaks and bikes for residents’ use.

Landscaped open spaces in the heart of the community and along the river’s edge provide residents with vibrant spaces to work, eat, play, exercise and socialize.

Ninebark aims to attract residents seeking an escape to nature and a smaller, more welcoming community but also do not want to sacrifice curated amenities such as local breweries, coffee shops and restaurants. The Port of Camas-Washougal’s master plan for Parker’s Landing will further enrich the area with a public marina, additional restaurants, retail, and commercial spaces to make this area an even more desirable waterfront destination.

Killian Pacific and Holst are committed to delivering places that achieve a positive social impact through the integration of sustainability, Diversity, Equity, and Inclusion (DEI) and the arts. Ninebark targets sustainability certification while aiming for a net zero energy clubhouse building and favoring biophilic design. Local and regional artists are celebrated throughout Ninebark and the connected trails and parks surrounding the community.

Killian Pacific chose to include Ninebark as part of a Voluntary Income Restricted Housing Program (VIRHP), with 24 units designated for affordable housing. These units are offered to households who make 80% or less than the Median Family Income (MFI) as defined by HUD in the Vancouver-Portland metro area, and the program ensures tenants' monthly housing expenses will not exceed more than 30% of their monthly income. The 24 units are a mix of studio, one-, two-, and three-bedrooms, located throughout the property. The spaces are not set, they will move around as tenants earn more money. This means that tenants can stay in their home rather than having to move to another unit when they are no longer in the program.
