12.5 Townhomes includes thirteen live|work spaces to Portland’s historic Irvington neighborhood. Striking in its modern, clean expression, 12.5 is a white stucco volume punctuated by hardwood balconies that activate the facade with human activity and allow ample natural light and ventilation to enhance living spaces. The project was completed on a strict budget, yet sustainable design strategies were not compromised: materials included FSC-certified wood, recycled content, low-VOC products, and fly ash concrete, and at least 90% of the construction debris was recycled.
